Springwood Property Company, LLC was founded in 2004 in response to the increasing need for professional real estate advisory services within the wealth management industry. Non-financial assets such as real estate are becoming a growing part of the wealth client’s investment mix. Real property presents unique and complex challenges that wealth advisors continually face whenever their client owns real estate. We have almost 40 years experience in the real estate industry, with over 26 years working specifically within the financial services and private sectors on behalf of wealth management clients, trusts, estates, high net-worth individuals and non-profit organizations.

Smock spent 17 years working as a real estate advisor for wealth management clients in the banking industry. In this capacity he was responsible for real estate held by institutions acting as fiduciaries from all sectors of the industry including office, industrial, retail, multifamily, single-family, minerals, land, farms, and timberland. Smock has extensive experience on all sides of transaction work including acquisition, disposition, and exchange both in the capacity of fiduciary owner and broker.

Smock received a BS in Agricultural Business from The University of Tennessee where he graduated with honors and was a recipient of the Alumni Scholarship which is awarded to outstanding students. He currently holds the prestigious industry designation of CCIM®, is an Accredited Land Consultant through the Realtors® Land Institute, and is a graduate of Southern Trust School. Smock is a licensed real estate broker in the states of Georgia and North Carolina.

Spencer Patton is a partner and Managing Director for Springwood Property Company, LLC.  Patton began his career in 1992 in the Trust Real Estate Division at Wachovia Bank in Atlanta, Georgia. Since then, his experience has included financial underwriting, credit analysis, loan production, real property acquisitions, dispositions, asset management and workouts across multiple asset classes and locations.

Patton spent 10 years in asset based lending and structured finance for a top 20 national bank.  He was responsible for business development and credit underwriting, originating loans for companies with up to $250,000,000 in revenues. Patton then spent the following 12 years in institutional real estate capital markets, asset management and workouts.  In this capacity, he was responsible for deploying over $2 Billion in equity in office, industrial, retail and hospitality assets across much of the United States.  His additional work included loan workouts, OREO analysis and disposition, collateral evaluation and special advisory solutions.

Patton received a BS in Business Administration with a concentration in Accounting from Washington and Lee University and a Masters of Business Administration from Emory University. He currently holds a Georgia real estate sales license and is active in the Urban Land Institute.
